We have an architect who did the permitting of a duplex/ADU for us. I have another I can recommend as well.

I was initially super excited about the idea. We are currently converting a garage into ADU (also extending the sq footage of the space). Our total project cost with permits and architectural plans is well below the total cost of the unit plus installation you are projecting. Plus the permitted ADU will have a separate address and added square footage on the property. Additionally, our largest expenses thus far were for architectural drawings, permits and fees, foundation, plumbing and electrical hookups, not the structure and fixtures themselves. So for me, this would probably not make sense. Interesting idea though.

It depends on how much this concerns you. In SoCal almost every remodel I have ever seen is unpermitted. No one wants to go through the cost and problem out here. Were in a market in which the seller can just pick another buyer if they make a fuss about it.

Dont stress too much. I have purchased a nasty home on fha before. They did the same inspection everyone else does. They dont want to see broken glass, leaking gas lines, mold, visible safety issues. If your selling a decent house you have no worries. If your selling a rehab do your best to eliminate any safety concerns or clearly visible issues that would raise a major question.

@michael_glaser Dont get emotional about his rejection to your offer. You looked the numbers, made your analysis and he didn’t accept. If the property doesnt make sense it will probably sit for a while. Watch it and come back to him in 2 months and offer something lower.
