Hello there,
I have 956 SE Hamilton, Mountain Home, ID 83647 under contract. I am asking $130k which includes my wholesale fee. This is an open 3 bed 1 bath with larger bedrooms and tons of storage. The bathroom feels a little small but the overall layout is nice. This home has been well taken care of but needs to be updated on the interior. 4 acre parcel just outside of Mountain Home. I have attached good sold comps showing around $213k which reflects both home size, age and parcel acreage.
Inspection period expires 12/14/18, closing date 12/20/18
Good:
- Solid built home with a nice open floor plan. Large bedrooms and lots of storage.
- Newer metal roof looks very square with the exception of the back shop area next to the garage, which shows a slight bow in the middle.
- Newer vinyl siding
- Large 4 acre parcel
- Gas heating and wood insert fireplace
- South windows are all upgraded vinyl
Needs:
- Interior updating. No major damage to anything in the home with all walls, doors, floors, cupboards intact and solid. Looks to be a one owner home.
- Exterior vinyl siding either needs cleaned or painted. Discoloration on most surfaces
- Well and septic should be inspected - unknown condition, home sold “as-is”
- All other windows are double pane aluminum with some hard water stains on the exterior. Otherwise they look to be in ok condition.
Bad:
- Bathroom is a little small as is typical for the age of this home.

Could the "Seller" sign a Quit Claim Deed instead and have the buyer assume the mortgage, taking all legal ties from the seller?

I get the impression that professional movers have tires available that they simply bolt to the axles of the mobile home. Can anyone confirm this?

I think Ashish is hinting that in order to claim these expenses on your taxes, you have to show that you are actively working in that field of business. By purchasing a piece of real estate, this will show that you are actively involved in real estate investing. But I am not a CPA so get this info checked out. I'm merely relaying the impression I have been given about writing off education expenses.

I have taken several classes from Elite and I can say the education program is amazing. It does seem a little expensive for someone who is just getting started, but so far I have learned more about real world entrepreneurship than I ever did with my $100k liberal arts education. Elite is driven to help their students succeed.

Hi Larry,
We are looking for rental markets with the 1-2% rule. Although we have not ruled out TurnKey rentals, I think we are looking more for homes which require little work, can be purchased at bargain prices, and which can be successfully rented in a good market.
We have kept in mind that our rent should be priced just below market rent prices for longevity and quality of renters.
With these things in mind, we are looking at the Milwaukee area for mulit-family homes, based on many economic and housing factors.
I have also been kicking around the idea of a Self Directed IRA.

Hello to the Bigger Pockets community! My girlfriend and I are soon looking to be real estate investors. We have been doing a lot of research including some TurnKey possibilities, with our eyes set on finding a duplex as a first investment.
