There are asset based loans, even some that allow a second position but, basically, they tend to have high interest and you need to be able to service them. This probably means that the expected rental must pay for the loan plus all the other expenses of owning a building with tenants. It would have to be a very impressive deal to make it worth considering. 

Friends and family sounds like a better source IMO.

What were you planning to do with this Quadplex? Fix and flip? Hold and rent?
