OMG....I've been reading some of these threads on trustee auctions on here. There's so much advice against it that I can't understand how there are 30 to 50 people at auction each day bidding on these properties. I don't understand why it's got to be so hard and why can't the counties or auctions divulge that information to the prospective buyers.

Ok...I guess I won't be doing the trustee auctions anytime soon. Anybody got some advice on where I can invest $50K in RE that's a little bit safer if not that much more profitable?

Hello All,

I've always been an avid entrepreneur and coming off of closing my business, I'm looking for other opportunities.

My business was in sales and I had to close it due to the bad economy so my credit took a hit.

I'm looking to investing in real estate. I like to work with my hands and can rehab myself as I have some experience in construction but not that much.

Anyways, I have about $50K to invest as well as bad credit so it's all going to have to be cash.

I'm looking to invest in real estate sold at trustee auctions but the main risk I'm coming up with is lack of/inaccurate information on comps. A bigger issue is finding somewhere to get lien position information from. I don't want to be stuck bidding on the second lien position.

Any advice on what I should do next? Any other options I may have?

I've been diving deep into this and other websites so I'm relatively new.

I'm in Phoenix, AZ.
