Hey guys, I was wondering if anyone could refer me to a reliable electrician or general contractor in my area. I'm located in Shartlesville, PA. I just purchased a house 4 months ago and I'm having some electrical issues.

@Dennis Wayne since they are on a month to month. I can raise the rent with notice, so I'll consider giving them some time to adjust. And if they can't afford it, they'll have to figure things out. I'm okay with starting fresh. Thanks Dennis! I appreciate the advice

@Nathan G. I was actually leaning towards this, because they may have worked something out with the previous owner. So thats why I believe 60 days notice is ample time. I would state the increase and the choice would be up to them, whether they choose to abide by those terms or begin to look for a new place. I appreciate the advice, I want to find the simplest resolution without creating terrible tenants.

@Carl Millsap They are month to month, and I probably should've mentioned that the property is in the state of PA. Writing a letter with a 60 day notice sounds like a great idea. I will look into any maintenance issues prior to doing so. I appreciate the advice!

Hey, I am getting ready to close on my first duplex this upcoming month. It is already tenant occupied and they are paying $300 below the average rent in the area. How would I go about raising the rent amount closer to the average, as a new owner/landlord? 

I've spoken with a LMO about getting a loan for 200K for a 203K loan. He said I don't have enough income to qualify for it, I may qualify for only about 125K.

Should I try other LMO’s? Or just take what I qualify for. I'm all ears on any advice .
