Like maybe hiring a licensed commercial land broker to list/sell it?  Be the best way to show you care about their welfare.

 Sounds like you don't like investors that wholesale lol. You're also assuming I didn't present that to her as an option.

Hey Steve, thanks for your reply I appreciate the sarcasm. Are you ok? You seems a little on edge. I definitely need more than love to make the deal work…hence this post on BiggerPockets.

I came across a property recently and the owner wants to sell rather quickly. The property is in Worcester County, MA and has frontage on a major route. 40+ acres. Daily car count is about 17,000.

I've been able to build amazing rapport with the seller. She loves me. Only problem is, I'm having trouble finding a developer. Even if I find a developer, I don't think they will pay the amount she wants. I think going directly to a major retailer will increase the probability of her getting more for the property. Does anyone have any connections to retailers that you would be willing to share? Or maybe propose a different solution that can push things along?
