when looking for the best area to start buying homes for fix and flip is it best to look for areas that have a healthy market or ones that do not? I have looked at a lot of my local areas. I looked up on zillow the market health index for a specific ZIP Code and in most areas it is not very healthy for instance a 2.8 out of 10 should I look in healthier areas for a better area to invest in to get started? There appears to be deals in the less than healthy market areas and according to one realtors sold comps the average days on market after all repairs are done is under 90 days.

I'm a contractor and just wasn't sure if you could take a draw on completed work not looking for anything other then getting paid on inspected and completed work. I know with conventional banking you but wasn't sure you could with HML Im looking to do this full time and that would help with creating an income.

Has anyone collected draws on homes that you are doing the work your self  for a fix and flip and is there any reason why you couldn't?

We also paint first then touch up. This also allows a lot better look at drywall flaws. They always happen but are a lot easier to spot on painted walls.
