Post: Should I not invest out of state?

I live in the Bay Area as well and find it too expensive to purchase property. I am considering partnering with a friend to purchase a rental property because I can't afford to purchase on my own. I think purchasing out of state is a good way to get started. California isn't going anywhere so you can always purchase later.
