Thank you very much. That cleares up alot for me. Im beginning to analyze other markets and the numbers look much better outside of my immediate area. NYC is a bit of a leap for a small fish so Im looking towards long distance investing. I will shop around when it comes time for a mortgage.

Silly question but is there a minimum amount that a house can cost in order for you to qualify for a conventional mortgage? How low can you go? I know below 50k would probably be a all cash transaction but how about 80k?

Hello to all,

I'm new to the forums and real estate investing and my question may be redundant or found already somewhere on the forums but here goes...

How do I quickly and accurately assess a deal to see if the numbers make sense if my goal is to cash flow? Factoring in taxes, renovations, etc...

Also... How would I fund renovations? Can it be tied into mortage or would that be a seperate loan. Im learning about 203k loans..

Hi my name is Myron. Im new to the BP Forum but recently discovered the podcasts a few months ago and something clicked for me. I've been absorbing as much information as possible as quickly as I can. Im hoping to make my first deal within the next year and a half.

Just wanted to say Hi! Im from a very expensive market. NYC. Im a bit intimidated by the financial barrier for entry in this market. So I've been looking at MLS listings in the Tri State area and other markets like Baltimore, Virginia and South Carolina. Im thinking about starting small with condos and then moving to Multi families. BP has been my mentor. My long term goal is to make or exceed my W2 earnings and achieve financial freedom through buy and holding for cashflow.

Im in the unique position of being a Firefighter with great flexibility and the time to dedicate to REI. Also considering getting my Real estate license to maybe augment my learning and basics in the business.
