Do yourself a favor and buy a 4plex, live in it while fixing/addressing issues, then post your future success story about how you get paid to live in a house instead of pay to live in a house like my silly self does :(
Depending on your personality, you may not want everyone knowing you're the owner.  I'd just play the role of being a tenant otherwise they'll come running every chance they get.


Anything consisting of more than 4 units will be considered 'commercial'.

I own a 5-plex and love it.  It was built in the 19teens and of course it has some issues--the electrical, ductwork, roof, etc., but it cashflows well.

Is it separately metered (---gas, electric, water?), or are they lumped altogether and you cover the utilities?--the later is the case with my property.

From my experience, pets and big families or families with kids living above others can be a nuisance to those living below, and parking situations can be tricky.

Another bonus to multifamily properties is that once you expedite the eviction of a tenant for not paying rent, the others take note and shape up.

That being said.... "CAVEAT EMPTOR"!!!

I've been involved in the construction/trade aspects of RE for the past decade.
