Thanks Greg.  That's exactly what I was thinking.  Unfortunately, I don't even know the guest's name.  I will be at the property this week to let in a contractor so I was going to get her name from the tenant and then inform the tenant at that time that her guest needs to leave and is not permitted to return to the property due to a lease violation.  I was also going to give the tenant a notice in writing with that language and let her know that the guest will be added to the no trespass list.

Hello BP family. I have a property in Philadelphia where I rent out rooms(6-12month terms). This is my first rental. Right now there are 2 tenants in the property. The third and final tenant moves in this week.  One of the tenants has a friend that is pretty much a resident in her room with her.  The lease specifically states there can be no more the 7 overnight stays in a 30 day period.  There is an outdoor camera at the property so I'm able to see how often and how long this guest has been staying.  It's going on about 2 or 3 weeks now.  My question is how do I go about properly putting the guest out and can I ban/prevent this guest from coming to the property since the length of her stay was a violation of the lease?  I've recently served the tenant a pay or quit notice for unpaid rent.  My city has a moratorium on evictions until the end of the month so if she doesn't choose to leave I don't believe I can pursue action until after that time.  In the meantime, I need this guest turned resident out so that I can send a clear message to my other tenants that I take lease violations seriously.
