You have some options if you are looking valley. I am a fan of NoHo. There are pricey parts and no yet pricey parts but are getting there. If you can find something in valley village, that has some convenient and fun areas near by. I have had clients buy in Sun Valley and are happy with it, Tujunga if you like the mountains. In terms of one investment being better than the other that would be hard to say. I would look at the potential of the LA river and the places that surround it. It was getting a lot of love for a while, but honestly.. with budget cuts happening due to our current environment Im not sure how quickly those things will happen. 

If you look at bigger developers like Curoso, or anyone like him and find the places they are putting new developments into, you can buy around those places and generally have a pretty good expectation that the properties around them will rise in value because of it. (aka look at Glendale after the Americana). also look up NoHo West. Those are just some ideas. 

The conversation really goes a lot deeper but these are just concepts.

Hey Jeremy. That question honestly depends on so much. 

Where do you work?

How far are you willing to drive if its in a more expensive area?

Do you want a home, townhouse, condo? (price range more or so dictates that depending on question 1 and 2)

Are you looking to move in and house hack?

How much work are you willing to put into the home?

Lots of people will have their favorites. I live in Pasadena, but find a majority of NELA to have fun neighborhoods with their own personality to them. I also enjoy mid city, downtown LA, Culver City Larchmont, Los Feliz.. the list will go on, but it will depend on some of the questions above and then minute details once you find the neighborhood you truly enjoy.

@Tayo Owoeye Prepare yourself for the onslaught of suggestions and PM's. Every place is going to be a shiny diamond with potential. 100k can get you very far in most places outside of major metropolitan areas. start reading more into the forums on out of state and you can see what people are doing in each one. A lot of people are currently bullish on Florida, Texas, Arizona, Missouri.. and I am sure the list will go on. You can keep it local too but suffer the difference in cap rates. Look into all the places you can, take everyones suggestions with a grain of salt, especially if they are from there or can sell you something, and find what things you believe in that would persuade you to invest there. (aka industry). Once you narrow those down it will narrow down your choices, and you can dive deeper into those places, and then connect with people that invest there for their thoughts and suggestions. It takes some time to do, but as you look more into it you will find that one shiny diamond that shines the best for you.

Hi Dave, I believe they will still tax you if you are taking it out of the U.S. 
Are you also a U.S citizen? Any particular reason you wouldn’t want to exchange it into something passive if the gain is large? 
you can also look at putting the capital gains into a opportunity zone to invest it and still have the ability to take your profits into the U.K.

@Suzanne Guzman The one concept I would play with is taking the bathroom and swapping it for where the kitchen is. giving you access to make a walk in closet as well as a master bathroom, if you really think they will need living room access to the bathroom you can have a door go from the master and from the living room. You then can have an open concept kitchen and all the bathroom and closet space you need.

Ive done a few ADU's in LA now and have sometimes not been able to see the potential of the space without my architect. Just ran into that on my last ADU remodel. So sometimes you may be able to get best of both worlds with the move of one thing. That aside, I cook more than have clothes, though I would agree most people are the other way around hence the closet could win.
