This is a very interesting topic. Most of the reviews and comments are from the tenant/buyer perspective.

Does anyone here have any experience with them as Property Owners? I wonder if anyone had issues receiving their down payment or monthly rent payments. I have read a mix of reviews online, but I always our community here at Bigger Pockets a bit better.

I agree with most comments here. It is all about communication and sharing the responsibilities. Unfortunately, things are different than before when a single source of income was more than sufficient to support two or more people. Now, everyone has their own individual responsibilities and the shared ones as well when living together. I suggest having her help with some utility bills, weekly grocery bills and such, if she has a stable and sufficient source of income.  Good Luck!

Any advise on NCNDA's? when dealing with off market properties?  Are the generic forms online good enough? or should a lawyer draft one?

Hello Everyone,

A friend of mine has a service company with 5 - 6 large vans and expanding. Needs a property with the following characteristics: a lot that needs to be fenced for security, office space for 2 to 3 people and storage space for business supplies, at least the size of a two-car garage. He is willing to pay less than $100k to purchase something and up to $20k in improvements to make it useful. Location? As close as possible to Zip code 33647 , Tampa, Wesley Chapel Area.

The other option is to buy something with financing where $20k are enough for down payment and part of the closing cost, the idea is to keep the payment close to what he currently pays in rent $1,500.00 but needs to be ready to be used. 

So many options come to mind, should he buy an empty lot and improve it? It might be harder to find something that suits his needs and that requires zero improvements, right?

Suggestions anyone? any and all ideas would be much appreciated.
