I'm in Baltimore also. I have a few options I am looking into now, but I don't know if any of them are completely viable. Hard Money Bankers in Columbia, MD and Lima One Capital are the 2 I am looking into now. I have  very similar portfolio scenario.

I am in the process of closing on my first buy and hold. I want to be apart of the change in these areas where gentrification is pushing out the people that have lived in communities for years but can now no longer afford it.
