Would anyone be interested in forming a nationwide commercial real estate investing mastermind group?

I think it would be a great way to swap strategy, equity, make partners, and find great deals.

Post: Wow... a Realtor that Hates Wholesalers

I work with a few realtors who are "investor friendly" and want to invest themselves.

Today, I got a call from a realtor who wanted to form a profitable relationship with me. The call was all fine until he asked if I was licensed and I said "no."

He didn't know about wholesalers in the first place so I had to explain what we did.

Next thing I know he gives me a lecture on how I shouldn't be making money from real estate without a license... blah blah blah...

Calls wholesalers scrape goats and hangs up. :D

All I have to say is wow....

I have access to MLS reo listings. I know you can't assign REO contracts but I'm confused about double closings.

I have a LLC set up and can sign the contract under the LLC but people say I have to sell my LLC. What do you mean by that?

Please someone walk me through the process of doing a double close with a LLC.

What it be better to do it with an attorney or title company?

I wanted to ask the experts here how they go about doing due diligence on a property. What is your process and what I should be looking out for?

Thanks,
Chanel

I was going to wholesale it. I thought it might be a deal because it has a TON of equity(over $275,000). But I was punching in the numbers, it would be hard to profit.

So what if you formed an LLC, do you sign the contract under your LLC's name to protect yourself?
