Thank you for your input! Our estimation compared to the seller's is way different that's why I'm considering leaving this deal if the seller doesn't budge on repair cost because this definitely was not a low-ball offer.

I'm an out of state investor and made an offer without seeing the property in person first so that was my mistake! But definitely learning as I go. Thank you.

Thank you for the input! I'm located in NC. You are correct with the escrow. Seller doesn't have to put more if cost exceeds the 7k amount. My due diligence time is almost over so I won't be able to send someone in. I'm still weighing out all my options. For my first investment I didn't want to deal with any major repairs. But thanks for listening and will update on how it goes.

Hi everyone,

Super newbie here.

I'm currently under contract for my first property investment. It's a 1958 duplex. After home inspections there were alot of issues that were found! it has crawlspace issues, retaining wall issues, and roof issues with visible water stains on walls and ceilings in multiple rooms. The seller is estimating 7k to repair everything and willing to do a repair escrow of 7k. But my estimates seems to be way higher than his.  I've attached photos of the problems. What would you guys estimate repair cost to be by licenced professional? Or would you back out of deal if they are not willing to put more in repair escrow?

Any advice is appreciated! Thank you.
