I invest in Camden and I'm pleased with my investments and tenants (All properties are in North Camden). I would expect better numbers on a duplex than what you are projecting. If your not familiar with the area I would suggest doing some home work. There's nice areas and also some areas to stay away from. Camden is divided in to several sections. So getting to know whatever section you're investing in is key.

Have you searched South Jersey? There are plenty of homes in SJ on MLS in C+ neighborhoods that cash flow well.. DM me if you need some names of towns to look at..Good luck!!
