All properties except one( 2 months) is less than six months owned and all deeded in an LLC. Pretty much everything is done with cleared title work with attorney. All are insured also. Deal pretty much lessors at the 90 day when Lima one run my score which was good at the initial process but at 90 days deal fell through.

I have 5 sfh and one duplex. All got appraised by Lima One for a refinance between 08/11 and 08/13/15 but deal fell through because my FICO went down below their required score.
Value of all properties is 545000 and amt owed is 292000.
Rent roll is 5775/month.
Amount wanted to cash-out is 80000 or more if DSCR is 1.3 or better
I have an annual salary is more than 100000/yr

thank you Garrett but yes it's for investment property so I think quicken loan may not work out but nevertheless am calling both and other lenders that have contacted me.

I have a property free and clear, last appraisal done by a hardmoney lender was $73000 but terms were 50% LTV with min of $3500 points paid with 13% interest paid monthly for 1 year. If anyone is will to do better than this terms please let me know so we can talk in depth. I have 5 properties and all my properties meet at least the 1.5% rule.
I prefer to get cash out without the bank (which I do qualify) but just so it doesn't show up on my credit and raise the DTI.

You are killing it sir. Such a great strategy. Well I have HML with three properties and thought I had to wait for 6 months before refi. but it looks like I DONT have to wait. All three are rented and cash flowing when after paying back the 14% interest to HM monthly. So can any bank mortgage the HM out even though its less than six or there are special banks that do that?
