hi all! hoping to get insight. i'm trying to invest in rental property out of state, a single family home or a duplex. I live in san francisco. I know folks have suggested networking and an REIA group but I have no idea where to start


i'm also trying to find good resources for a beginner, ideally something that outlines this whole process. i have zero real estate background and am overwhelmed by the prospect of finding a good state to buy property, thinking of property managers, how to find the best property that meets the 1% rule and will give me a good ROI. I started reading the guide from BiggerPockets, but want to make sure i'm covering all my bases re: education.
