Hello Roy. Thank you for replying to my post. I have saved about $13,000 and I have a lender. She run my credit and I got pre-qualified letter for a $100,000. I would rather buy a townhouse with cash then having a mortgage. By the way, I have a few more years to go in school and I plan to go to the dental school here, in Las Vegas, NV. If even I will get accepted at some other dental school, my mom will live at that townhouse and I really have no intention of selling it in the next 10 years. So, I know the area pretty good and I saw how people purchased a townhouse for a really low price ( I mean way below market price) and it was in my favorite neighborhood!!!!!! How did they do it? I have no clue :(((((

Hello Nick. Thanks for a quick reply. I appreciate your advice and if anybody have any other tips I appreciate them. If I will find my first home I will let everybody know because I really want to have my first house :))))) If anyone has more ideas, please, let me know.

Hello everybody. Let me introduce myself first: my name is Natasha and I am a student at UNLV. I live in Las Vegas, Nevada. I have been renting for a while now and I would like to buy a townhouse or a medium sized home. I am looking for a foreclosure or pre-foreclosure properties at www.realtor.com or www.foreclosure.com. I don't want to have a real estate agent because they tried to push me to buy expensive properties which I don't have money for. As I said, I am a student who needs help and I see how people in my area buy townhouses or condos very reasonably priced properties. How do they do it? Thats why I am asking because I have no clue how to start and present my offers. Any help? Any ideas? I appreciate any advice about my situation and thank you for reading my post. P.S. I saw on TV groups of people bidding on properties in parking lots?!?!?!?! How do they do it or find out about these auctions?

I would like to know why does it take to negotiate pre-foreclosure longer? Is it also impossible or just harder?
