Hello everyone, I am also new to the flip/fix scene. I have a few questions that may or may not fit into this topic, but since I was new, I figured I would start here (Sorry if that's not right). 

1. How do you know if you can trust the HML? I don't really have any other means to fund the project, so I feel this is my only option. I would rather a Private Lender, but how do you find those?

2. Is there a site you can subscribe to that will show you foreclosures, short sales, and or auction properties? 

Again, I am sorry if this isn't the right place for these questions, but I'm ready to do a deal, I just have a few holes in my research.
