Scott Schultz, what you are speaking about really resonates with me. I get that you can potentially reach a lot higher faster by constantly utilizing leverage on your different properties equity, but getting to the place where you are mainly using cash is really appealing to me. That, and I don't want to get overwhelmed by the constant drive just for more and more. Growing your business and living in a place of contentment is a fine balance. So I really appreciate your advice. And those that I have heard share their stories of owning properties that they have free and clear just really strikes a chord with me. It's always a smaller amount of properties, but you can hear a real peace in their voice and get the feeling that they are completely comfortable with who they are and not caught up with having the most doors or the biggest portfolio. So yeah, thanks for that encouragement!

I'm a real estate newbie and live in SE Wisconsin. My wife and I find ourselves in the fortunate position of having an extra 5K-20K in extra cash flow each month thanks to our direct sales business. I just gained interest in real estate investing at the beginning of this year and I'm really excited to add this to our arsenal to provide more passive income. I've been reading books, listening to a couple of podcasts a day and gaining free education I can get from the forums here on BP.

After going through the beginner's guide and listening to lots of podcasts I think I'm interested in purchasing duplexes and multi-family units and utilizing the BRRRR strategy.

All that being said, I'm all ears to hear what some of you more seasoned vets might do if you were in my shoes. Furthermore, if there are any of you meeting in SE Wisconsin for real estate networking meetings please let me know. TIA!
