Thanks for your insight Elise. I’m going to reach out to a friend in the mortgage world and play around with options. I’m pretty set on a duplex should I find one that fits the Bill.
David A. I would be looking for something to get slightly under retail price and definitely willing for something that needs a bit of attention but nothing major that would require significant capital to improve. Not sure if there would be a way to get income from both sides while using an FHA as one side would have to be "primary residence."

Good morning BP fam,
Recently licensed Realtor in Winter Park, FL and jumped on with Keller Williams as a single agent so I'm on the lead hunting grind. With that in mind, I've not purchased real estate myself and am looking to get into the investment world as so many of you have. I'm thinking an FHA 3.5% would be the best route and go for a duplex for that "house hack" if you will (I would renovate my side if needed that first year). My credit is 700's however limited on capital for down payment. $10k on a $300k duplex could be pulled from 401k but was wondering if I had other creative financing options. I have a bit of debt but should I focus on tackling that or snag an investment property and go for equity/cashflow?
