thank you all for the advice. I was already including utilities into the price to rent, but after seeing some posts on here, I'll put some language in the lease that I'll cover the utilities up to a certain amount and the tenants will split the rest and the overage fee will be due within say 10 days of notice.

Hi everybody. I'm new to this community. I just closed on a SFH in which I plan to rent out 2 of the bedrooms while living in the 3rd. Each bedroom will have their own personal bathroom. I plan to include utilities in the rent and was thinking, what would yall do if the electric or water bill was more than expected and you know it's because of a specific tenant? Say, for example, you overhear they like to take 40 min showers or keep their TV on 24/7. I figure I could put some type of language in place in the roommate agreement to turn off/unplug any unused devices or appliances or ask specific screening questions, but I was wondering if anyone ever dealt with something like this.
