Interviewing Brokerages comes down to your preferences. I would recommend speaking to friends in the industry to get an inside look at how things operate. Different commission splits, training opportunities, and environment are all pretty big factors, personally. Every Brokerage is different, even within the same company.  

As far as mentors go, I have found this to work best if organic relationships with seasoned agents occur. You'll find different people have very different approaches or understanding to the industry, knowledge base, integrity, etc. Finding people with similar mindset/ business belief is a good way to figure out who you want to learn from. 

Some of the best advice I heard years ago, by an agent at the time, was "don't become an agent, unless you already have a job". There is a reason for an 80%+ attrition rate in the first 3 years for agents. Also, investing and being a licensed agent are very different businesses. I'm just speaking real talk, as I see it, not trying to discourage!

Welcome. Hang on for the ride, cause it's like drinking from a firehose. Book recommendations really depend on topic of information you with to learn. As a general statement, I would listen to/ search BP main podcasts or Youtube vids juts to get started. There are also the BP Rookie, On the Market, and others, which all have a ton of information. It depends on what direction you think you'd like to take, then you can find the books to choose. One general recommendation, David Green's Pillars of Wealth is basically a catch all investing book..

There are a variety of publicly available options. For the ownership of the properties, I would recommend looking on a Tax Assessors/ Property appraiser local govt. website (different states call it different things). Once you have the ownership name, a quick online search can usually provide contact numbers (either based off the property address or the owners name). Again, there are many options, but I can do it entirely for free and make consistent contact with property owners.

Hey, everyone, so I just recently found this gem of a forum as a BP member. Wish I had found it sooner! Trying to scan through all the posts with RE deals is making my head spin and some are really concise while others provide nothing but, "reach out if you want more details" which then makes the OP have to send the same info to 5-10 different people. 

So, with all that being said, how do you all feel about using a standard template to post offerings for off-market deals? Here's a start, feel free to add/subtract anything and after a few replies, I'll finalize the template!

1) Asking price

2) Property type (commercial? residential? multifamily)

     2a) Permitting/zoning information - is it zoned for what you say it is?

3) Property characteristics: beds, baths, square feet, etc

     3a) current rents, if applicable

3) Street, City and State names so we can get a rough idea of location

4) Terms of seller (if seller financing then desired rate, length, etc)

5) Comments/remarks: ARV prediction, fair market rent, personal thoughts on the property, etc

6) Best means of contacting you about the listing

I don't know if this is the correct place for this, but I have an off market opportunity in Dunnellon, FL. It has deeded river access to the Rainbow River, but is a fixer upper.
