I don’t think there is a risk of you making a bad decision either way. I live in Murfreesboro and have been buying SFRs as rentals with very good success. There is a shortage of quality small multi-family properties too. Most of the current inventory I’ve noticed is old and has a ton of deferred maintenance. Not my cup of tea. That’s why I bought a duplex zoned lot last year and plan to build soon. I think I’d go for building the duplex if I’m in your shoes due to all the reasons Joe and Rhett mention. Plus, one thing I’m noticing in particular is an unmet demand for rentals to college students. Students at MTSU do not seem to want to live on or near to campus. Depending on where your property is, you might want to keep that in mind. I love real estate in the Boro and there’s a great crop of good tenants here. Btw, I get contacted regularly by other investors wanting to buy my lot, so that speaks to the demand for smaller multi-family property in the market. That’s my two cents worth. Best of luck to you.

@Julie Hill I read an article last week that said Nashville, TN was one of the most lucrative markets for Airbnb's business. I'm not surprised at that considering the tourism here. But, neighborhoods and the hotel industry are pushing back against the STR trend. It's much more difficult now to get your property licensed through the city for STRs.
