@Nicholas Godfrey we start the evening with some free time for you to meet and network with others. Then we go around the room and introduce ourselves and let everybody know what you are looking for (deals, contractors, etc) or what you are offering. Then afterwords you are free to go and talk to anybody you might need to talk to.

@Erik W. now take that @263/mo savings (3,156/yr) and reinvest it @4% for 15 years. You end up with ~65,000 - (12*3156) = 27128 you have gained.

There are lots of strategies, one of them being when you need the cash. If you need it immediately, go for the 30 yr loan to increase cashflow.

@Alex Corral The issue is you think you have to pay the interest yourself. In reality, your tenants will be paying that interest with their own rent money. So how much total interest you pay on the loan really shouldn't matter. What does matter is with a 30 yr loan, you have an additional 1200 a year you are bringing in. You can then immediately reinvest this money into another property.

You can always pay off a 30 yr loan early if you want to.

I agree with the 2-4 unit and "house hacking". It will cut into your cash reserves initially but you should be able to recoup that by living for free. Plus you have a rental as well.

I've seen this property sitting there for a few weeks. I haven't been able to get the numbers to work out for 155k either.

Thanks everybody! I'm definitely trying to read up on as much as possible. I do plan on joining some of the local REIA meetings to learn the ropes and meet some people.

Hi everybody! My name's Nate and I'm from the Dayton, OH area. I'm so glad to have found this community and all the resources that are here! I'm very new to RE investing but I'm eager to learn and soak up as much knowledge as I can to start growing a rental portfolio of buy and holds.
