All awesome and great input. Like I said really have to sit down and crunch the numbers. I've got a great realtor willing to help get us some solid figures on comps. She's working on it as we speak via MLS. I'm fully aware of the importance of a tight deadline and the the ability to put in the work. I think a 2 to 3 month timeline is very doable in this instance for sweat equity. Roof and foundation do need a good inspection. Thanks for the contractors contact will most definitely keep that in mind.

Knowledge base between my friend and myself we could tackle just about anything. If they're some major wiring, pluming, or foundation issues we would have to call in a professional. Other than that cabinetry, flooring, tile, and lighting we could handle no problem. As for comps basically just zillow and what my friend bought right across the street(3 bd 2 ba no garage same Sq ft 335k over 1 year ago) . Definitely would need more research for actually comp pricing (315k-350k very rough estimate for comps). Thanks for the input keep it coming!

Hi all! New member here in the Denver, CO area. A friend of mine came to me with a potential deal. Looking for help running the numbers on this potential flip. Asking price of 270k with comps in the low to mid 300s(315k - 350k). Some renovated and some not. House is a three bedroom two bath with detached two stall garage. Finished basement that needs flooring and lighting. Full kitchen and bathroom rehab. Original hardwoods need resurfaced. Majority of the work would be sweat equity. Needs landscaping. Any help or cost calculators would greatly appreciated as this would be my first flip! Excited to be a part of the bigger pockets family and excited to hear some of the advice people of the bigger pockets community have to offer. Thanks in advance and cheers.
