And @Jodi Slocum Before I start investing I m going to study some more and look into plumbing, electrical wiring, and construction work just so I can have the knowledge.

Yeah, sorry for the typo and lack of info I kinda went on a tangent mid-way. My current situation is like this, I have a part-job, I have little money, no payments to make, I am able to take out a loan if needed, and I have good credit. Now the houses around my area are dirt cheap (10k- 40k) with the 40k houses needing little cosmetic repair. So with that being said I was thinking I could buy a 40k or higher house fix the cosmetic damages and rent it out to someone for whatever the average price is for that house in the area for passive income, basicaly having the house pay for itself, and thats with me factoring in the expenses too. Now this is where the fear sets in, because this will be my first time investing in real estate I feel as though theres important steps that im missing and I just want hear the opinions of experienced investors.

Im a 20 year old male and for the last 3 years i've always been intrested in real estate. About a month ago my friend came to me and brought up a plan involving 3-5 other individuals where we would learn about construction and become our own rehab team and flip houses. He claimed that his brother would handle the business side of it and we would just do the labor, But as I thought about it I didn't like the fact that I was still working under someone and only getting a cut of the money so I started to research Real Estate Investing so that I can go solo. 1 month has passed and I believe I gained enough knowledge to start investing but I was hoping I could hear the opinion of other investors on how I should start off my Real Estate Investing career.
