Hi All-

I have a property in Chattanooga (Red Bank) that needs quite a bit of work done. Do you have a recommendation for a jack of all trades? This is a flip so it needs everything and I am on a budget (no surprises there :) )

I am a new investor to the area (all of my other deals have been in Texas) so I am looking forward to meeting other investors / real estate professionals as well.

Hello,

I am looking to do a cash out refi on my properties in Austin. It looks like the rates have crept up to the 5-5.5% area and all signs point to those rates rising at least a couple more times this year. In any case, what banks/lenders do you recommend (or have used) in the Austin area to do this?

@Rick Pozos Thank you for your perspective, I really appreciate it! Excellent point on gathering information from different sources to understand the whole picture. I will be touring SA with NetWorth Realty. I have utilized NetWorth in Austin on a few deals and they have been fantastic. 

@Jason Hirko Perfect, I will be sure to reach out to Tim once I get some more familiarity with the area.

@Seth Teel Hey Seth - Thanks for jumping in and providing such good insight. My points were just my understanding (from the research I did before creating this post), definitely not assertions. But you raise excellent points. My experience is in Austin and the Austin market is definitely "tricky" in its own way. I eventually learned (and still learning) how to navigate Austin and I am doing pretty well overall. You are absolutely correct in that you can capitalize off of any market. It gets down to educating yourself on the dynamics and defining a strategy that adapts to the conditions (among a lot of other factors).

However average DOM in the range of ~60 days does make me a little nervous. But perhaps I am just used to the market in Austin having exceptionally low DOM. Would you be able to share the DOM you are typically seeing in your own deals?

I appreciate the time you put into your response, it is very helpful. I'll take this information with me to SA on Friday and will likely revert back if you don't mind. Congrats on your success in SA thus far and good luck going forward.

@Jason Hirko I appreciate the information. Credit goes to @Rich Ferradino though for identifying those neighborhoods :) I'll check out Lavaca as well and revert back after I've pulled the trigger on a property (or hopefully properties).
