I am curious to what do people use to find crime rate in different parts of the city?

Thanks @Kevin Sobilo and @Jeremy TaggartHow do you check "rentability" in an area? Zillow, Redfin etc. provide some estimate for rents but I couldn't figure out how much time does it take to find a tenant. @Jeremy Taggart

Hi there

While I have lived on the Westcoast for a good part of my life, I am out of US for past few years. Recently I discovered cheaper houses in Pittsburgh (compared to the west coast cities), and I am thinking to put my cash toward a hassle free rental investment either in sfh or a duplex, in that area . 

Hassle free means a turnkey property which will likely not require any maintenance for next few years. 
In a good neighborhood, where I wont have a challenge in finding good renters as I won't have time to evict anyone or chase someone if they damage the property. 
With the above two constraints , what are my options? My budget is ~ 225k (including downpayment and financing).

Does anyone think it is a bad idea to remotely do this? I am ok to visit for a couple of weeks while doing the transaction.

You mean 3 bed, one bath? I had thought that most people prefer equal numbers of bath and bedrooms.

If this is not a violation of this forum's rules, can you show me some example what I can buy in Sacramento with 50 or 60k downpayment? Since, I will be renting out the property remotely (from Bay Area), I prefer it to be in a safer location. (A or maybe B grade).  If you have such an example, can I be cash flow breakeven on a monthly basis?

I am considering my first real estate deal. I am thinking to buy a rental property in Austin area and rent it out. With a 40 to 60k down payment budget, what will be safest to buy and quicker to rent? Is one bed condo in A location better or 3 bed in B location?

How does Austin scenario compare with Sacramento, CA. One obvious difference is that rental income will be lower but property tax will also be lower. Are Sacramento properties expected to appreciate better than Austin?

@Chris Mason How would you rate Sacramento market? Is that a bubble? Zillow is showing great forecast and rent estimates in that area.
