Hello all,

What property management services can you recommend in the Atlanta/Decatur area for small SFH portfolio?


This is my first time exploring this so I am also wondering what services they provide and how the costs work out.

So, I don't know that I have a direct question here, but I would like to draw on other's experience if you have advice on the matter:

Just discovered that someone broke the hinge (locked) off the crawl space door at one of my houses and wrenched out the copper pipe between the internal unit and outside condenser.  My HVAC guy was with me when we discovered it and he is going to go ahead and install new cable today.  I guess I question I do have is what do you all do to secure these things?  The neighborhood isn't great.  I have a cemented cage around the condenser itself - which probably spared me from losing that as well.  Anyway, my plan is just to add two hinges and locks that are thicker.

 Yeah.  The only issue is I would still need to pay one of these other service providers for the labor, which would probably end up being more than the $100 the tenant is willing to wait until next week for. 

Thank you all for the advice.  I talked to the tenant and explained the situation.  I said it would be preferable to me to have the guy who installed it and warranted it make the repair as it will be much cheaper and not void the warranty.  I offered the choice of me having a different service provider repair it now or $100 of his next month's rent if he can wait until next week.  He is willing to wait, saying he will stay at his parents' place or girlfriend's place if it gets too bad.  He also works a lot.  

In addition I'm going to reach out to the manufacturer now to see if I can find someone to repair it sooner under that warranty.

Hello all,

I have a rental property at which the tenant just told me the AC is no longer working. The problem is the guy who installed the condenser and warranted it and who would give me the best price is out of town on vacation until Tuesday.  Cost-wise and to avoid voiding any warranty I would like to have the original guy take care of it, but it's freakin hot these days as well (Atlanta).  What would you all suggest?  My HVAC guy suggested maybe finding a separate portable unit - maybe window unit or fan - that can suffice until next week?  Would that be reasonable?

It seems the company you're using to set up the LLC is giving you the option of using them as your registered agent.

You can be your own registered agent.  If you want to keep your home address harder to find (nothing's really anonymous in 2019), you can use a PO box or UPS box for the address.  If you use a PO box, use street indexing format.

Nope, you're still a resident of GA.  Substance over form.  All you're doing is adding complexity and overhead cost.

Hello all,

I am looking to put financing on a rental property I own outright through my LLC. I am told I will need to move the property into my name to do this. I would like to move the property back into my LLC after obtaining financing. Do any of you have experience with this? What is the process? Is it two quick claims deeds? What are the implications, risks, caveats? Would this compromise whatever liability protection does exist with the LLC?
