We are looking for a local SME to work with who has experience with commercial multifamily rehab.
This is a fully-owned, occupied 5+ unit in central Maine. We have allocated for CapEx to reconstruct the building envelope (including windows) and are looking for assistance navigating:
- incentive programs/tax strategies for cladding, windows, insulation, heating/cooling (heat pumps), masonry, weatherproofing.
- finding local contractors for the same
We are at the stage where we have cash and credit available for the project, and architectural renderings.

Hello
I'm an investor in Maine, Massachusetts, and New Hampshire. (Maine is the primary focus for real estate)
I am in need of a fiduciary for some financial planning, including new and current investment strategies - I'd like someone experienced in multifamily (5+) real estate and commercial real estate to guide me with advice on tax advantages, equity stripping, liabilities, and perhaps cost seg. in the future.
I have been an operator for a good while, but am seeking to get a better understanding of the financial side. Any recommendations from folks with good experiences? Happy to answer questions.

Hello,
I have a 12 unit that cashflows well and is need of some larger updates.
I'd like to replace the building envelope and windows. The municipality has a fairly robust CDBG program available for projects like this and I was hoping to have a conversation with any folks who have used CDBG funds to do similar projects.
- Does the municipality restrict materials.
- Do they essentially become a GC partner (oversee fund disbursement, use preferred vendors etc?)
I have some cash available but am aware the CDBG loans/grants are low/no interest (or grants) and feel my own cash is better used elsewhere.
Any guidance from someone with experience with this would be appreciated.
