Yeah, I keep getting my listing "rejected' after it lists on apartments.com, but they can't tell me why.  Whe it gets rejected, they block access to all of the current applications too.  So I can't even reach out to the applicants.  It's happened twice to me.  This never happened with Cozy.

OK, "when we sell" makes more sense to me.  Taking cash out in a loan that has to be paid back, is not a "gain" until it is realized.  @Joseph Leibovitch I get that it won't reduce my cost basis unless it's used to improve the same property.

My dad and I own a 4-plex in an LLC. We are considering doing a cash-out refi to take some of the equity out and purchase another property. The numbers work on paper. What are the tax implications we need to be aware of? Will we pay capital gains on the amount we cash out?

Pueblo is a very different market than COS.  I would recommend you find a realtor there that is there and a part of the culture.  I have been using Harland Cason, he is fantastic and understands investors too.

My wife and I are fairly new investors in the Southern CO market too.  We currently have a fourplex in a nicer area of Pueblo and we are continually looking in COS as well.  Always happy to connect with others in our area.  We are in Northern El Paso CO.

Small multi-family (2-4 units) buy & hold investment in Pueblo.

Small, but fairly modern 4-plex in Pueblo, CO. My dad and I have partnered on this one. First investment property for my wife and I. We have owned it for just over a year now and we are ready for more.

What made you interested in investing in this type of deal?

Building a future for my family of 6.
