I think @Frank Wong said it perfectly! If your agent doesn't satisfy your needs and also knows little to nothing about real estate investing, you need to find someone that works best for your particular situation. I'm sure you may feel bad about wanting to let him go but he has the potential to cost you money down the line. If this happens, you will be regretting you didn't let him go sooner. Also, great agents are going to make their clients sign an Exclusive Buyer Agency Contract. This will allow for both the agent and the client to mutually respect each other's time. All agents will work harder for their clients who sign an exclusive agency contract over a client that signs a non-exclusive or no contract at all. I hope this helps you out Noah!

I have not personally used them because I am not currently investing, but I have heard good things about them from investors. I used to work with Canopy Road Real Estate, LLC which is owned by the same owner of VPM so my opinion may be slightly bias. I recommend you look up Voepel Property Management and other property management companies in the Kansas City area to compare. You should try connecting to Voepel Property Management (VPM). I have not personally used them because I am not currently investing, but I have heard good things about them from investors. I used to work with Canopy Road Real Estate, LLC which is owned by the same owner of VPM so my opinion may be slightly bias. I recommend you look up Voepel Property Management and other property management companies in the Kansas City area to compare. Sending a verbal offer is not a midwest custom but I do send them from time to time; It all depends on how your agent operates and who their client is. I will only send a verbal offer if I am not near my computer or if my client is wanting to send an offer far below the list price. It doesn't make sense to spend time writing an offer on a property that has been on the market for months especially if your client wants to send a lowball offer. With that said, your offer is more likely to get accepted if it is in writing. There have been times where the listing agent was unresponsive or never gave me a call back for days. This may not be your agent's fault, the listing agent most likely had poor communication. Your agent should be updating you with the status of your offer with little to no reminder from yourself. There can be a variety of reasons why your agent is making a verbal offer instead of a written offer. The best thing to do would be to ask your agent why s/he is sending a verbal offer over a written one.

I cannot comment on the class of the neighborhood or state how the crime is because it could violate fair housing laws. A great resource to look at crime data is https://www.crimereports.com/. What is your investing criteria? I may be able to comment on your investing criteria which could help you answer your own questions.

Hi @Andrew Reid,

Many places in the midwest would definitely work in your favor. In the Ruskin Heights / Hills area of South Kansas City, you should be able to find properties that meet your criteria all day. Recently, we have seen an increase in the selling price in this area though due to many investors buying low then reselling, utilizing the fix and flip investing method. With that said, you will have some competition. If you are using all-cash or if a smart realtor know about unique ways to structure an offer; ie escalation clause or something similar, you should be able to beat out the competition.
