Is it permissible to deny a candidate because the other tenants get “creeper vibes” from him?
I’m renting by the room and have the current tenants show the place. After I followed up with them, they said he gave “creeper vibes”. However, so long as his background check, references, and income requirements check out, I feel like it’s illegal to deny based upon the other tenants just not liking his vibes.

I'm baffled by how a property's water bill is so high despite there appearing to be no leak. Multiple plumbers said they don't see, hear, or smell a leak. Meter isn't spinning like it when I got the water main replaced. No silent toilet leak after doing a food dye test. City said the meter isn't broken.
Can it really be the tenants? All signs point to a tenant consumption issue, not a leak.
- Avg. bill before May: $120
- May: $480 (water main replaced due to leak)
- June: $303 (lowered but still high due to timing of replacement and billing cycle)
- July: $413
- August: $479
- September: $282

Do you have any recommended clauses that communicate that utilities will be shared between myself (landlord) and roommates (tenants)? I wanted to avoid wrapping all utilities into the rent. However, I want to make sure I have a suitable clause in the lease agreement that clearly communicates shared utilities. Thank you!

I'm currently in negotiations with a fellow investor who says that they are firm on their price. Their property has been listed for almost 4 months with no price reductions. They are only willing to go down 2.5% of asking, saying that this is a "firm" number. Any tips on negotiating a further decreased price?
Great advice, especially establishing a criteria for the properties I'm looking for.
My goal is to purchase my first property Christmas 2019. What weekly goals would you recommend setting in order to be most prepared come Christmas? For example, I currently analyze several properties and read as much as possible. I also plan on getting set up with a broker and agent this month. Thanks for the advice!

@Demetri Chase jr Totally agree with what has been said. A lot of your strategy depends upon how you want to communicate your brand. You could always add a personal touch using a rubber stamp on envelopes you send that imprints your logo on the envelope. That lets you combine both a typed letter and personal touch elements.
