I was wondering if there are any pre-made forms which I could fill out as I went around the property to make sure I didn't overlook something (and so I remember for later on)?

Thanks for your replies Jean, Shawn,Rachel, and Craig. In reply to Craig, unfortunately I would not feel comfortable buying near my school. I am in Baltimore and do not feel like I know the area well enough. My partner lives in the area I would be buying in so she would be able to go to the property if there were emergencies. I do want to try and minimize the amount of work she has to do as her time is much more valuable than mine. I plan on working on the property throughout the summers along with Fall/Spring/Winter breaks. I also plan on taking all the phone calls for problems and delegating to a management company to meet the maintenance I call. When I do my analysis I also factor in the cost of a few trips home for problems. Again, I don't know much about the management side so I would love to hear what I am missing/overlooking.

Hey everyone,

I'm so happy I found this website, it seems like a really supportive community. I have been really interested in real estate over the last few years and have read several financial analysis texts on the matter. One of my family members wants to invest with me in buying a multi family property. I feel like while I understand the investment theory, I know very little on the practical side of ownership. I go to school a few states over from where I plan on buying (Maine). I would love to hear some advice on how to best manage the property while gone for month stints along with any general advice for my situation. Thanks!
