I live inPoughkeepsie. The city has very high crime n low quality tenants. There are homes very cheap and is such a  temptation when u do the numbers but personally I stay away. 

If you manage to find something on the outskirts where it transitions into the town you may do ok. 

Good lluck seems it’s working out keep us posted in 6 months to a year to see how the tenants work out.

hi all,I live in Poughkeepsie moved up from the city 14 years ago. Poghkeepsies is a lure to many rei on paper but it is very fickle. You must really know the areas as with many other places and it can be difficult trying to fish info from people afar. I own one sfh and have it rented with good cash flow as I bought it cash. It is in the town not the city. The city is not worth the hassle,hi crime low life attitudes destruction of property 3am phone calls from police not for me but the low prices 30 to 60 k average makes it attractive. If you've dealt with this before and have a good

handle on it then this can be a playground for our you. The town is better however their are two parts to the town side and the better side can average 145 and up for a fixer and the taxes go from on 6 to 10k a year depending on rooms and lot size.

There aren't many multi family in the better side of town and they are very hard to find for sale. The city has plenty of multi family and if you can find them on the edge of town by the hospitals or colleges,this would be the better option for investments.

I'm currently in contract for a sfh in the town of Poughkeepsie,I'm fairly new to investing but plan on expanding at a fair rate not to quick.

Help,I need good honest contractors in Poughkeepsie NY area. I need price on dormers on a cape. 

I'm fairly new to this trying to close on a deal but there are violations on this home.

Two illegal bedrooms upstairs. Need Windows installed for egress to legalise. Rooms already have electrical and sheet rocked even carpet. 

Need ASAP as bank won't close with violations.

hello my fellow investors,I actually live in Poughkeepsie and have a home in the edge of the city/town line and a rental in the town which boasts highly rated schools.

I'm moved here from the city but only been investing since 2010.I've researched the area and know it very well.I would love a meet up with others.some friends say I'm boring because all I do is speak real estate.meeting with like minded people would be great.

If anyone has any questions feel free to ask,as for the city of newburg I would never invest there.warzone is a perfect description.however as you move away a bit it does change to better c and b neighborhoods thre are some descent homes that pop up for 70k etc.

I'm New to this site and not sure how to contact people but any one can contact me to meet up or exchange contact info.

I'm looking to partner with someone perhaps on a deall if all lines up.

Hello BP members,I'm a fairly new investor.I have one sfh.I bought cash here in Hudson valley NY.I rehabbed myself and am now renting it out,tenants are on their second year lease,things are fairly well,very good cash flow since I own free and clear.Im ready to move ahead.i have so many questions but will ask one for fear of confusing everyone.

So I hear and read constantly that hard money is an option ( or heloc or he,loan)My aim is to buy at least two sfhs at once and rehab and hold.I hear hard money lenders will allow you to spread the down payments on each also supply rehab funding etc.After all is complete I understand the next step to be rate and term refi.My confusion is will it justify doing so even though a conventional lender will ask for down payments and closing costs for each home separately when trying to refi the homes now that they are in good condition?Am I missing something?After the hard money lenders points and interest payments and holding cost etc,wouldn't it be more money out of pocket when going to a conventional lender?What am I missing?
