My recommendation for those who are trying to find a mentor is to always proactive add value for free before asking/expecting them to take you on as a mentor. I would browse the BP forums, create a list of people you would want to intern for, and brainstorm ways to add value to their business.

@Yanhua Sappin your best bet is to create a gameplay prior to landing in Tampa. I'd try to meet with a few local brokers and attend a local meetup group. Also, you'll want to drive some of the neighborhoods I mentioned in my previous post.

It is better to fully underwrite every deal you are interested in pursuing rather than following a "rule".

I would find a commercial mortgage broker. They can find you the best loan program based on the deal and business plan.

I would consider interviewing local property management companies. They can address all of the aforementioned growing pains.

As others have said, IRR is commonly used when syndicators present deals to passive investors. But it is used with other metrics like cash-on-cash return, equity multiple, etc.

Hi Thomas,

If you goal is to generate passive income through MF, your best bet is to either invest in an apartment syndication. Good returns with minimal time ongoing time investment. Returns may be lower than doing a deal yourself, but since you are investing with an experienced operating, the risks are reduced.
