Looking for Mentoring. Please help. Wayne, Michigan Area. My name is Michael. I am just starting out in Real Estate Investing. I have the knowledge of what I can do and need to do. I need the experience. I have been into wholesaling properties though I have not gotten my first deal yet. I want to get around putting down earnest money so that the wholesale wont cost me anything. I would like to get a deal done without any money to get my foot in the door with some cash to invest further.

So once I can get an offer accepted, I would write up my contract and send it over to the Real Estate Agent, or Owner correct? Than being an assignment contract, I would just get an assignment agreement signed by a Buyer to purchase contract for fee, than take these documents to the title company to process the transaction? How can I get around putting down earnest money?
