Looking for Mentoring. Please help. Wayne, Michigan Area. My name is Michael. I am just starting out in Real Estate Investing. I have the knowledge of what I can do and need to do. I need the experience. I have been into wholesaling properties though I have not gotten my first deal yet. I would really appreciate the time of anyone that may be able to let me shadow them on their daily routine and how you may get deals with specific strategies. Thank you for your time. I want to get around putting down earnest money so that the wholesale wont cost me anything. I would like to get a deal done without any money to get my foot in the door with some cash to invest further.

@Charles Kao thank you very much, I appreciate your time.

So once I can get an offer accepted, I would write up my contract and send it over to the Real Estate Agent, or Owner correct? Than being an assignment contract, I would just get an assignment agreement signed by a Buyer to purchase contract for fee, than take these documents to the title company to process the transaction? How can I get around putting down earnest money?
