I am looking into a multi unit property that is currently fully occupied. I could buy it as an investor and put 20% down. However the location is closer to where I would like to live and it would save me more money up front to finance the property as a typical buyer. What are PA laws for evicting tenants when buying the house?

The property I am talking about I could get it for only 11k but when flipped can be sold anywhere from 100k-120k based on recently sold comps in the neighborhood. It needs about 30-40k in renovations. Would the bank give me enough that amount of money in a HELOC when the house was bought for so cheap. Would they look at the possible resale value of the house after repairs?

I'm looking into Hard Money Loans as well, but being my first flip I am sure this one will take longer than expected and I don't want all of my profit going out the window with the high interest rate and points those loans come with.
I don't see any other options at this current moment. If you have any other suggestions please let me know!

I am a Landlord who is looking to dabble into the world of flipping. I have a property in mind that I have enough cash to buy. However my funds would be tapped to the fixing part. Could I take out a Home Equity line on the home after purchase and use that money to fund the project?

The site is www.auction.com I saw on the assessment website for my county that it is paid in taxes up until 2015. However 2016 is not paid, the amount due is minimal though.

I am not generally a fan of auctions either but this property is exactly what I am looking for and I'm not able to find anything like this on the Real Estate Market right now. The property does come with an inspection report and 44 pictures of the inside and outside. It seems from the pictures in generally decent condition. Do you have any idea if these houses are sold free and clear, or is a title search necessary before the auction starts?

So from what I am reading it sounds as though with the Pre-Auction bid, the house may very well not even make it to auction. If I am very interested in a property should I just go ahead and enter my pre-auction bid?

So after 2 months of looking my next investment property (rental) with no luck I have come across a house I would love. A duplex! But it's an Auction. This is my first time highly considering buying a house at Auction. Any advice from anyone out there who has done it before would be greatly appreciated. I believe there is a deposit to register. Do I get that back. If I get the house do they keep it? Are they free and clear houses?

Thank you all! I think I feel most comfortable using a website for the screening process at this point. I watched the videos from www.rentlikeapro.com this website is really great for the training. They have a short video that covers this topic and it was very helpful to me as well if anyone is interested.
