I just wanted some opinions on what foreclosure website service has been the best for you.

I am looking into subscribing either to Retran.net or Foreclosureradar.com

Well I believe I should've made an account a long time ago, but better late than never.

How successful have you guys been using twitter in terms of getting more investors to network with?

Anyways, I'd love to start following fellow investors, and I'd love for investors to follow mine as well lol.

I guess im still a newbie and I gotta long way to go.

I think it'll be a powerful little tool, and there is bunch of untapped potential.

Try going through your neighborhood and start looking for rent sign, on going rehabs.

Call them and see if they are looking to buy more properties in this area, and ask their criteria(price, bed/bath mix, cash buyer or financing, wholesaler rehabber or landlord, etc..) get their contact information. Once you find that out, present your offers to them.

Also just because he doesn't accept your offer that day won't mean he won't accept it another day. I offered 95,000 on a property. He wanted 150,000. He didn't accept. I waited 3 weeks sent him the same offer, he dropped his counter down to 110. I am still working on this deal as we speak, I will probably contact him again 2 weeks later and ask him if he still sold the property, and tell him my offer is still good.

But in the meantime, Build up your buyers list, that is the key to being a successful wholesaler. It'll help you understand what type of deals people are looking for in that area. The type of financing(cash, convention, pm, hm, etc..), the price, the exit strategy. Because you already know what they want, and have them in mind. It is so much easier mentally to make offers, because you don't have to worry about finding a buyer. And you have a much better idea of what to offer, meaning you'll have a ton more confidence.

Post: Question on Making Offers on REOs

REOs is one arena I really want to step into to increase my inventory for my buyers.

With that in mind,
I am not a licensed broker or anything, but in a couple of days I am going to get direct associate access to the MLS through a friend who is licensed.

I was wondering about the process of how I make my offers on the MLS from my own Personal Computer.

Admittedly, I have only worked with an agent to get comps and have them search for recent sales for me. I never really used them directly for wholesaling.

I don't really want to use a buyer's agent in this case.

Do I:

1. Contact the listing agent and send my offer to the listing agent with my own purchase agreement?

2. Send a letter of intent to the listing agent with POF?

3. Should I just call the listing agent and have them write up the offer for me?

4. I go by investor comps, meaning my comps are based off cheap all cash sales in my area. Will the listing agent be insulted that I make an offer based off investor comps and not arv?

Anyways

:mrgreen: I am really looking to move forward with my business. I have a lot of hungry buyers, but not enough inventory to provide them with deals.

Im 20, and I just started 6 months ago.

I used to think being young was a disadvantage starting out, because I thought people would talk down upon me.

However instead of looking at the negative, I realized being young is an advantage, because most adults I talk to say you remember so much more of what you learn at a young age, and you just have a lot more energy to go out and do things.

I just go in with that attitude now. I used to be shy and introverted. Still am in some ways, but I don't allow it to get in the way of doing business.

I work with 2 other business partners who are both 23. They are a little older than me, but we all share similar goals and values. Plus we are both young and just starting out. We keep each other motivated no matter how sour things may go.

We know we have a lot of work ahead of us, and its not going to be easy. But we already have the right mindset on holding off instant gratification to buy assets first and then use the asset money to buy more assets and some of your own personal expenses.

If you get into this habit at a young age, you are setting yourself up for a wealth of success.

I wish I could've started sooner, but no regrets. Just move forward you'll be fine. Remember don't give up, hang in there, no matter how lost, confused, down, or scared you feel.

This place is really awesome. There are a lot of great people who will give you a lot of advice to help you get started. Reading the information on this site will definitely educate you!

I don't know of any real estate clubs in NYC, don't live there....

But you could try joining some groups that are based in new york on this site. I'm sure you'll find a club you'll like.
Just continue to post, and Im sure someone will give you some suggestions on what clubs to attend.

You'll find a lot of great people here.
