Thanks Johnathan, it is very exciting and yes we looked hard at areas and exsisting properties. There are only about 30 lots left in this subdivision in Clermont, so it is not tooooo empty.
I was really happy to get the builder to pay for 6% of the closing costs. We didnt have alot of money to put down on a home. So that helped out alot!
We had placed an offer on a prebuilt home before we decided to build, but not many people were willing to pay 6% closing costs. I was looking to get in with as little down as possible. The deal I got from the builder allowed me to put a small amount down and pick out all the details of the house. For me it was the way to go. It may not be for everyone in this market for sure!
Why would you be worried to build in a subdivision that is not finished? What is the main concern there? Property values?
The Ice Age is over for me, I'm heading out of the Alaskan snow and into the Florida sun to defrost!!!!! Woot Woot!

My wife and I have just sgned the contract to begin building in the central florida area. We currently live in Alaska, The seller is paying 6% of our closing costs and the builder has waived the deposit on the pool we are adding. The home should be completed in 4-5 months. 2000 sq ft, 2 car garge, 4 bed, 2 bath, $184,900. We made some basic upgrades so so the price has increased a bit from the starting point, but from the deal we got, I think it is a great time to build a home! We only had to come up with $6650.00 for the down payment. We used an FHA Loan since we are first time homebuyers. We did have to use the builders mortgage company that they work with, but that didn't matter to me.
