Remember that you couldn't use the self-directed IRA for only the down payment. If your retirement plan is the owner, you wouldn't be able to benefit personally (outside of your retirement plan) from that investment. Amanda, what you could do is see if a non-disqualified person has money in an IRA/Old 401k that they would be willing to loan to you. That is allowable, the investors IRA will probably receive a larger return than they would on the market, and you would have the money for the down payment on an investment property.
