Hi @Savannah Holzer, thank you for your reply here! That's exactly what I have found with the DSCR loans. My somewhat unique situation is that I have low reported income due to the structure of my investment accounts, yet I have access to meaningful capital. I'd like to avoid taking a portfolio loan given my feelings on the current market. I'm curious if you have any suggestions on lending options that I may not have found or approaches that I should consider. Thank you!

Hi @Jaycee Greene, thanks for your reply here and your warm welcome! I am looking to allocate a portion of my investment portfolio into cash flow focused properties. As I understand it, this is primarily found with MF. I'd like to keep my first deal relatively simple and therefore I'm focusing on 3-4 MF for now with aims to quickly advance into 5+ MF and commercial. As far as price point, this will depend on the market of course, but I am looking around $200k-$450k right now. Turn-key would likely be the smoothest, but I am open to a fixer upper if the numbers work.

As far as the unique funding, I am an equities investor with accounts held in trust and therefore my taxed income is quite low which limits my options unless I opt for a portfolio loan or separate entirely through a DSCR loan. I'd like to avoid portfolio loans. I do not have a lender right now, and I will need the 12-month rent history as well as various metrics on the property such as insurance quote (which needs property information in order to obtain), existing debt, and purchase price (which would be established while making offers). To me, there seems to be a "what first" issue I've run into.

Hi everyone! I've been listening to the BP podcast and reading up on RE investing for almost 6 months now and I feel ready to jump in, but I'm hesitant with the current sentiment about rates.

I'm looking to invest both in and out-of-state here in Vermont. Primarily in Upstate NY and southern VT for now, but open to anywhere as I'll be using property management and I am confident in my networking abilities. I've determined that due to my somewhat unique funding that a DSCR loan may be my best bet. I'm looking to connect with anyone who has experience with these types of loans in addition to anyone looking to build out their network as I am.
