It seems to me one of the main things everyone can do to benefit during these times is while everyone else has hit the breaks, you keep your foot to the floor. Where is the process you may be, take this opportunity to get all your ducks in a row and be ready for when those opportunities do in fact become available, you can jump on them.

Thanks Nicholas! Do you see any expense item that I missed?

Thanks again for the feedback!

One things I know they talk about on the Podcast a lot is adding in management costs, even if you would be planning to manage a property, its important to add that costs because even your time is worth something or the typical 10% that a manager would charge.

Hello, I am a new investor considering wholesaling as a way to get involved in real estate. I do not have a license but can I still negotiate a deal in Tennessee and then assign it over or a buyer or do I need to a license to be able to do that?

I think during this time of the uncertainty we are all a little cooped up and deprived of social connecting! I highly recommend Meetup, a website/app where you can join groups of interest. There are usually a couple Real Estate Investing groups in every city, as well as groups to join solely for fun. You could browse and join groups you like now, then once we get around the Covid-19 situation, you'll have new groups to try out! Best of luck, it's hard being in a social business and not be able to actually be social!!

Thanks Amanda!

Hello there! I am a new investor who just moved to Nashville, TN from a small town in Arkansas and was very excited about all the new people and opportunities in the new city! But now in a time where offices are closed and its harder to meet people does anyone have any tips for meeting new people? I am also new to using the site so I'm not sure where to go from here. Thanks!

One of the benefits is that in New York, where my parents live and where my permanent address still is, I am eligible for free tuition.

@Daniel Haberkost

I was pursing a degree in entrepreneurship. If I were to go back I would most likely be accounting/finance.

Hello there, I am new to the Bigger Pockets Community and real estate investing in general but I am eager to learn! One of the first things I am curious about is how important is finishing a college degree in order to be successful in this business? I am 23 years old, I left college half way through to pursue a career as a chef. Two years later I realized that was not the career I wanted and real estate has been something that was always in the back of my mind as something I would love to pursue! Should I go back and finish my business degree? Or can I be a success without it?
