Investment Info:

Single-family residence buy & hold investment.

Purchase price: $105,000
Cash invested: $10,000

I purchased this home because it has an in-law suite in the basement with a private entrance. I now list the apartment as an STR.

What made you interested in investing in this type of deal?

It has 2 units which I immediately fell in love with and it is in a great market.

How did you find this deal and how did you negotiate it?

I found it through a realtor.

How did you finance this deal?

Conventional financing.

How did you add value to the deal?

I updated the bathroom, kitchen, and enclosed the master bedroom.

Lessons learned? Challenges?

Don't buy a house without a sump-pump, but if there isn't one, negotiate the price to add one. The basement had water issues I didn't find out until the end of year 1 and I ended up installing an interior perimeter drain in the basement.
