Great point Michaela, I’ll try and stay open minded to other opportunities.

I am a SFR investor and have been able to accumulate 5 houses in the valley. I bought most of them between 2014- early 2017. I am feeling as of late that it is getting increasingly harder to find more deals in our hot Las Vegas market at the moment. Is anyone in Vegas having success with Deal flow right now and do you think I should start looking more in other markets?

Wow great info from both of you! Thank you Dave the way your broke that part of it down really helps me get a thorough understanding on how to try and structure the deal like this.

That’s a very smart work around Frank! Just to clarify when you bought the house in Texas I’m assuming you initially bought it as a rental and then later converted it to a primary?

Good morning! I am new to the forum and wanted to know  if anyone knows if it is possible to do a 1031 exchange into a primary residence? I am going to be selling off a few of my buy and holds and buying a new home so I figured I’d ask because I couldn’t find any concrete answers. Thank you!
