Hey everyone,

I am a new agent in NYC. I’ve been working as a consultant/expeditor in the city for 7 years. I’m trying to brainstorm ways to leverage the knowledge I have of the inner workings of the building industry to make use of my salesperson license and market myself as an agent. I’ve seen so many transactions fall through due to financing issues caused by open permits/violations on a property, and if anyone here is familiar with NYC you will know how complicated and time consuming dealing with the bureaucracy in NYC is. 
Are there any experienced agents on here that can chime in here? Any idea if this experience I have can be leveraged and any ideas for marketing myself? Or have you had any experiences in the past where having this sort of knowledge would have been helpful?

Hi Everyone,

I'm just getting into real estate and I'm still researching whether I want to flip or buy and hold. While browsing my local market on zillow I noticed the 2 properties linked below that are seemingly identical but sold for a $150,000 difference. Same zip, same beds/bath, roughly same square footage, sold on almost the same day. 

Could it be the lot size? Maybe the cheaper one was a complete disaster inside? Would that mean the cheaper one is potentially a good deal? 

I'm very curious as to why they sold for such a difference in price and would appreciate any expert advice. Just trying to wrap my head around what goes into pricing these homes.
