My Target cost is under 100 dollars pft. I obviously have the benifit of being able to do all the work I want and sub the rest.

I know there are some builders that build for 90 dollars a ft. But with the rise in materials that is probably not the case. Good luck don't be shy if I can help hit me up.

Hey Tim I am currently about 90 percent finished with the drafting process for my own ADU. Still no property but working on the process. I would be interested to see what your total sqft price is at for building.

That being said I am a builder in the area s I if ypu ate looking for another contractor that has low overhead (therefore can be quite competitive). Hit me up I am prospecting for buisiness partners who I can leverage my sweat equity with to get some rentals going. I also could just direct you to some other subs just to make sure your prices are fair. Always good to get multiple bids.

Sorry James don't want to get your hopes up but wanted to join your search for CPA. So I am in Gig Harbor and am looking for a CPA.

Have you heard of wealthability? The main dudes name is Tom Wheelright. I highly recommend you read his book Tax Free Wealth. Any ways you can do a free consultation. They charge about four grand but it comes with a bunch of stuff one on one meetings and rhey help you structure yout llc for real estate. Hope tnia helps.

I just watched the 2021 webinar and was trying to find the free workbook offered.  I was hoping that someone could direct me to the site to get it.  I googled www.biggerpockets.com/2021work... and came up empty handed.  if anyone had success please assist.

So I am just finishing up a remodel. The home owners are going to sell there rental, (were they have been staying during remodel), when they move back into there residence. The purpose of selling there rental is to fund the building, of a new construction home in which they will sell. How could I approach the subject of selling me there rental with owner financing. What benefits would they have.

My thought process is, if they carry the financing they could do a Heloc. They could lock in a 3 percent range interest rate and then charge me say 7 percent effectively making 4 percent off me on there money. Does this sound good?

What other money would they save?

This would give me some time to renovate rent and then get conventional financing. What am I missing?

I have zero credit. Not bad just nonexistent. My wife has great credit. If she adds me as an authorized user on her credit card, could it negatively effect her credit score?

I have no credit. Not bad but non existant. I do have two secured lines of credit. One for three months, pay off every month, the other on the way, no history. My wife has great credit. If she adds me as authorized user to her credit card, will it have negative effect on her score.
